Panmure Top Suburb for Auckland Rental Returns in 2014!
Capital gains are far outstripping yields and Blair said those four areas had been stellar performers for investors.
"A closer look at the numbers shows the growth is being driven by Auckland's southern and southeastern suburbs with areas such as Mangere Bridge, Otara, Mangere, Panmure and Glen Innes becoming some of the highest ranking suburbs in the country," Blair said.
Whitburn named Glen Innes, Panmure and Mt Wellington as new success stories.
"Gentrification of these areas is taking place, increasing amenity with the Panmure Bus and Rail Stations as part of the Ameti project, the retailers, service industries and employment on Lunn Ave and nearby areas like Sylvia Park."
"These suburbs will continue to benefit from their affluent neighbours like Stonefields, Meadowbank, Kohimarama, Glendowie.
"The Creating Communities Project and Tamaki Redevelopment Company are working hard to improve the outcomes in this area."
The three suburbs would become more exclusive and had excellent short, medium and long-term prospects for rental stock, he predicted.

Major growth continues in Panmure, with property price increases out-stripping that of central suburbs.
PropertyIQ.co.nz Sept 2013
We have been talking for some time about how values in the very centre of Auckland had levelled somewhat, while the highest growth was occurring in the fringes. You can see this ring effect where many of the suburbs in central Auckland have all increased less than 10% over the past year.
As buyers began to look a little further out of town, those areas began to see the highest level of growth. We can see a wider ring of suburbs that have grown 11% to 20%. We can see this ‘ring’ take effect around into Avondale, Blockhouse Bay and then up and around Panmure and Glendowie.
Once we get even further out of the city and the surrounding suburbs, we can see that value growth falls back again, with the likes of Papatoetoe, East Tamaki, Henderson and Albany all not matching up to their neighbouring suburbs.

Transport project set to transform Auckland suburb
Published: 6:54PM Monday September 24, 2012 Source: ONE News
Auckland Mayor Len Brown is promising one of the city's most expensive roading projects will bring jobs and economic growth to the eastern part of the city.
A new tunnel, flyover and a revamped train station is set to transform sleepy Panmure into one of Auckland's major transport hubs.
The east Auckland suburb is now on track to be a key link in a transport chain carrying more than five million passengers a year.
"It is a critical piece of transport infrastructure, we've been planning it for 25-30 years," said Brown.
The planned changes are set to cost ratepayers $1.3 billion but the council insists the investment will create jobs and productivity.

House prices in Panmure continue to rise rapidly
According to the Crocker's Auckland Property Report published today, the median residential house price in the Panmure area has shot up by 24% between 2011 and 2012, from $421,500 to $524,000.
This unprecedented growth is no doubt fuelled by the Auckland housing shortage, as well the predicted growth in Panmure over the next few years, with the AMETI transport project, and the Tamaki Transformation Initiative, both well underway.

Govt invests millions in Panmure development
1:00 PM Tuesday Jul 24, 2012
The government and Auckland City are jointly investing $8.5 million in a new commercial entity to guide the plans to transform the suburbs of Glen Innes and Panmure over the next 20 years.
Housing Minister Phil Heatley and Auckland mayor Len Brown have signed a heads of agreement to create the Tamaki Redevelopment Company, a facilitating entity in which the government will take a 59 per cent share and Auckland City a 41 per cent share, contributing $5 million and $3.5 million of establishment capital respectively.
The company follows a three-year consultation process in which a Tamaki Transformation Plan was created, with delivery of all elements of the vision estimated to cost around $1.9 billion over 20 years, and with potential to create as many as 45,000 jobs over a 30 year period.
The plan envisages the creation of "more mixed communities" to accelerate the economic prospects of the area, which is forecast to grow swiftly in coming years, being close to both the Auckland and Manukau city centres. Population is expected to double by 2046, the plan says.
"The TRC will lead the transformation, undertaking some projects itself, procuring delivery of other projects, and influencing the direction of others," said Heatley, who last year suggested it could be produce New Zealand's first "urban development agency" and a blueprint for other urban redevelopment projects.
